Clydebank Business Park

All property management undertaken for period 2007-15 for a large industrial estate/business park on the outskirts of Glasgow, for a large institutional client.

Assisted in both the development and implementation of a strategy for carrying out a targeted refurbishment of selected units on the estate, in order to facilitate the re-letting of several vacant units. This included introducing a new joint agent to work alongside the existing letting agents. Various units have now been successfully let as a result of this strategy and the works that have been undertaken.

Main highlights :-

  • 40 Units in total on the estate, with a combined area of 261,000 sq. ft.
  • Strategy initiated and developed together with client, letting agents and building surveyors to upgrade selected units has produced various lettings on the estate and increased rental income significantly as a consequence.
  • Service Charge of circa £75k per annum
  • Occupancy rate of circa 75%

Allan House, Glasgow

Management undertaken for period 2010-15 of a prominent mixed use listed office/restaurant building in Glasgow City Centre.

Actively involved in initiating the refurbishment of two vacant office floors and a reception upgrade exercise, along with external fabric repairs to the roof, stonework and windows to be undertaken. Total spend for all works, capital and service charge works combined of circa £1mill.

Main highlights :-

  • Prominent, traditional city centre building over four floors of offices and GF restaurant. Total floor area circa 30,000 sq. ft.
  • Refurbishment of common areas and energy saving works undertaken as service charge works
  • Close liaison with client required for approvals for capital works and with tenants for service charge works
  • Input obtained from letting agents on specification for office upgrades being undertaken

Atrium Court, Glasgow

Management undertaken for period 2013-15 of prominent refurbished listed office building in Glasgow City Centre.

Actively involved in initiating and getting all client approvals, as well as tenants buy-in for carrying out major external fabric repair works to the building, along with a major reception/entrance upgrading exercise.

Main highlights :-

  • Prominent city centre office building of over 100,000 sq. ft. in total, with tenants including First Group and Scottish Enterprise
  • Total cost of fabric repairs circa £400k and reception upgrade of £150k
  • All works completed on time and within budget
  • Fire alarm system replaced in building during period of management- undertaken as a service charge project
